The distance from the holiday complex to Harmani - the largest beach of Sozopol, is less than 500 m.

The Concept:

Holiday Residential Complex Paradise Bay comprises 3 buildings, designed in Mediterranean style. Two of them - the three-storey Sundance and the four-storey Gentle Wave, are residential, while the third one houses a hotel with a restaurant and on-site facilities.

To ensure the privacy of the owners, the buildings have several separate entrances: Sundance - 2, and Gentle Wave - 4 entrances.

The combination of a hotel + private apartments, together with additional on-site facilities and services, has proved to be ideal for a high quality tourist product. In this way the apartment owners in Paradise Bay are able to enjoy both a cosy seaside home and a capital gain by letting out the apartment as a hotel accommodation.

The Extras: on-site facilities and services

The hotel section of the complex features a number of on-site facilities, which include:

- 3 swimming-pools with an outdoor cafe-bar;
- Open-air solariums;
- Fish and seafood restaurant;
- Hotel with reception area, tourist agents, Rent-a-car;

The Apartments:

The total number of the apartments is 59, situated in six entrances (A and B in Sundance and C, D, E and F in Gentle Wave). The letter in front of the apartment number means the respective entrance the apartment is in. For instance, apartment B1 is situated in entrance B, which is in Sundance building. All of the apartments have balconies with a beautiful panoramic view over the sea and Paradise Bay.

Three types of fully completed and furnished apartments:
- 35 one-bedroom apartments consisting of: a hall, a living room with a kitchenette, a bedroom, a bathroom with a toilet and a balcony;
- 13 two-bedroom apartments consisting of: a hall, a living room with a kitchenette, two bedrooms, a bathroom with a toilet and a balcony. Two of the apartments are maisonettes, in which the bedrooms are upstairs;
-11 studios - functional one-plan apartments with a built-up area of between 39.35 m2 and 48.07 m2 , which include a hall, a living room with a kitchen corner, a bathroom with a toilet and a balcony.

The owners of the apartments receive them fully completed and furnished with:

Bathrooms: Italian faience and terracotta tiles; mounted fixtures- wash basin, mono block, accessories, shower and boiler;

Living rooms: Italian terracotta flooring, latex-painted walls, double convertible sofa, coffee table and armchair, television cabinet, dining table and chairs;

Kitchens: Italian terracotta flooring, kitchen cupboards with installed sink and water battery, hotplate and fan-extractor; ( The furnishing and equipment DOES NOT include: oven, fridge, television set, linen, kitchen essential equipment. )

Bedrooms: carpet flooring, latex-painted walls, double bed with mattress, wardrobe, two bedside tables, chest of drawers and mirror.

All the premises have mounted fixtures: lamps, sockets and switches. Each apartment is sold with 1 air-conditioner (in the living room), which is included in the price. Another air-conditioner can be supplied and installed upon request by the customer.

NOTE: Two types of furnishings will be offered to choose from.

Property & Rental management:
Paradise Bay Holiday Residential Complex has a centralized management which includes:

Property Maintenance and Security Service
cleaning of the building and common property areas (staircases, corridors)
maintenance and cleaning of the green areas around the buildings, the swimming pools and the children?s playground;
All-year-round security service;

The above-mentioned services are compulsory for all owners and the maintenance charge of 7 euro per m2, calculated on the basis of the total area of the apartment, is payable once a year for the on-coming period.

Property and Rental Management

A service package including:
Providing booking of the accommodation (advertising, negotiations with tour-operators);
Reception and services for the guests, room-cleaning, laundry;
Providing information and extra services;
Permanent contact with the owner with reference to the condition of the property;
Bill paying ( electricity, water, cable television); *
Assistance in property insurance. *
* the costs for bills, taxes and insurance are at the expense of the owners.


Owners will pay only the on-running costs and bills, the insurance and the resort charge for the apartment while at the end of the one-year period, they will receive a fixed guaranteed sum amounting to 5% of the sale price of the apartment. The owner is in full right to use the apartment at his/her convenience and at any time of the year. In this case, the period during which he/she has used the apartment shall be considered a rental period and the expected income for the period shall be decreased from the sum of the income.

After the end of the promotion period (30.06.2006), the services for Property and Rental Management are provided against a commission amounting to 20% of the actual income from letting-out of the apartment.

During the first year of operation of the Holiday complex, Build Invest Group will be responsible for the Property and Rental Management. The idea behind this arrangement is to develop an effective and sustainable system of exploitation and market positioning - key factors for the realization of future income from letting-out. After the one-year period, it is our intention to offer the owners to use the services of a specialized company, which is to take over the entire management of the complex.


Sales Conditions

Reservations to buy an apartment

Customers could buy their chosen property by putting a deposit of 10% of the price when signing of Preliminary Contract for Sale- the amount deposited is subtracted from the amount of the total price. The customer then has a period of 31 days before he/she signs the Title Deeds and makes the last payment.

Sozopol - a crossroad of various nations and cultures

Sozopol is situated at the southern end of Bourgas Bay, 34 km from Bourgas -the third largest Bulgarian city with an international airport. The transfer from the airport takes less than 30 minutes.

Sozopol is regarded as the oldest and the most artistic town on the Black Sea Southern Coast because of its atmosphere and lifestyle. The town is divided into two parts called the New and the Old Town. The latter is picturesquely situated on a rocky peninsular.

Ancient Sozopol was founded in 610 B.C. as a Greek colony of the polis of Millets. A number of ancient monuments dating from that period, which can be seen in the town?s archaeological museum, have been preserved to present day - ceramic amphorae, ancient anchors, coins.

The excavated ancient remains and those of the mediaeval Christian period in the central part of the Old Town are remarkable and worth visiting. This archaeological complex contains exhibits from several historical periods, the oldest of which date back to the time of the first inhabitants. The architectural wealth of Old Sozopol is the 46 traditional houses from the period of the Bulgarian Revival and the Christian chapels half-built in the ground.

In the vicinity of he town there are a few nature reserves and conservation areas. On the island of Saint Ivan tourists can see the ruins of St. Ioan Precursor Monastery built 6 centuries ago. In the sea off this island there is a unique underwater natural phenomenon known as the stone forest. No further than 10 km to the south of Sozopol are the nature reserves of Water Lilies and the Ropotamo River. The conservation area of Kolokita is between Rayski Zaliv and the Kavatsite Campsite. It features a fascinating combination of picturesque scenery, cliffs, fiords and marine aquavatoria.

Sozopol has two passenger ports. Thanks to its southern location, the sunshine days here last from the beginning of May to October. Apart from the two large beaches - Southern and Northern, the fans of water sports, windsurfing and scuba diving can find excellent conditions for sport in the attractive secluded little beaches to the south.

Sozopol is a popular tourist destination, famous with the artistic community of Bulgaria, as well as the numerous foreign tourists who visit it. Every year at the beginning of September, the town hosts the Apolonia Arts Festival, which is undoubtedly the greatest event in the field of cultural tourism.
