Situation Welcome to Relyovo; a charming, tranquil and wonderfully picturesque village in the heart of the Rila Mountain territory, yet just over 10 miles from the ski resort of Borovets and less than a 1-hour drive from the capital Sofia. Despite its tranquil setting, Mountain View is within easy reach of Sofia airport and the main town of Samokov, with its restaurants and shops, plus rail and bus connections. And of course you’re surrounded by a number of marvellous year round tourist attractions, including: • Borovets ski resort, which itself is set close to the King’s palace. • The world famous Rila Monastery, a World Heritage site. • Belchin Banya spa, with its 35 degree natural mineral water swimming pool. • The spectacular Lake Iskar, with its restaurants, beaches and water sports. • A host of mountain and nature treks. Summer temperatures compete with those of the Mediterranean.

The crystal clear waters of nearby Iskar Lake and close proximity to Sofia ensure an almost endless year-round influx of tourists looking for a high standard of local accommodation. Samokov (a municipality of Sofia) is only five minutes away offering you the heart of the “Super Borovets” scheme. Pass Samokov and you come to Dolna Banya, the home to Bulgaria’s first Jack Nicklaus PGA golf course. Combined with heavy foot-fall from mountain bikers, water sports enthusiasts, climbers and walkers, the Rila Mountains are only going to gain popularity and continue to rival the Alps and Pyrenees not only for natural beauty but also hospitality and great value. This is your opportunity to invest in a growth area of Bulgaria with significant expansion & development potential, coupled with year round rental appeal. Through all four seasons, this beautiful region offers almost endless recreational activities and vast tourism potential.

To cope with future demand, the capital’s airport in Sofia is undergoing a €210 million facelift which will include a brand new passenger terminal. Low cost airline Wizz Air, one of the main carriers between England and Eastern Europe, recently strengthened its position in Bulgaria by announcing direct flights to Sofia.

The result of all this activity – year on year property price increases of 15–20%, which makes Bulgaria one of Europe’s most exciting hot spots today. The quality and pricing of the Mountain View has no comparison and it is predicted that the idyllic setting and close proximity to the new “Super Borovets” lift facility will make the area a firm favourite with families in the future as well as allowing investors to cash in today. This is your opportunity to buy at the right time, in the right place and at the right price. The apartments and villas we have available are all constructed well above average specification by UK standards with generous floor sizes and fantastic views across the plateau towards the Rila Mountains. Rental demand is sure to be very high indeed. One of the many restaurants on the shores of Lake Iskar.

Opportunity The Borovets/Samokov region of Bulgaria poses a very interesting opportunity to the investor. Bulgaria is set to become a full member of the European Union in 2007. Foreign Direct Investment continues to rise annually and the country’s GDP growth is estimated to be 5.4% for 2005 – almost 3 times the growth achieved in the Euro Zone. A new report from a prominent investment company backed by property agencies in the UK, France, Spain, Dubai & Cyprus, suggests that Bulgaria will be one of the principal three growth countries for 2006. Last year over 35% more British tourists visited Bulgaria, ascontinue to increase.

In General: Borovets is known as the oldest and most popular mountain resort with the best ski school in Bulgaria. Although, it’s also commonly associated with budget conscious skiers who come here to enjoy the adventure of snow sports at a low cost. The resort has twice hosted World Cup competitions in Alpine skiing and offers ski runs for beginners, intermediates and advanced skiers, designed with international markings and multilingual signs. Cross-country and biathlon tracks are located 2 km away from the resort together with cross-country tuition tracks. If you are learning to ski and require an instructor this is not a problem, many of the tutors here are former professional skiers and are fluent in foreign languages.

Close proximity to Sofia means Borovets tends to be European tourists first choice instead of Bansko some 3 hours away. The Town: Borovets is an attractive mountain village close to tourist services in the local city of Samokov (5mins. away).

The “Super Borovets” scheme has managed to control development and expansion locally ensuring Borovets does not suffer the same fate as Bansko, another popular, but poorly planned Bulgarian Ski resort. Off the slopes you will find Borovets a lively place to unwind!

The village is dominated by two large “luxury” hotels (The Samokov and Rila) with several smaller hotels dotted around. There is very little self-catering accommodation in Borovets and at present virtually none that would be considered above two stars. Eating and drinking is ridiculously good value with many traditional and modern restaurants serving all types of cuisine.

Location:

The development horseshoes around the perimeter of the site, ensuring that each property takes advantage of the stunning panoramic views of the surrounding pine forests, the Rila mountain range and the charming village below. Much thought and attention has been paid to the layout of the complex. From the top of the village, the site slopes gently down from north to south in plateaus, affording unique positions and outlooks to each property on the development.

The more spacious villas at the top of the site provide privacy and spectacular views across the varied landscape, whilst those properties towards the foot of the development enjoy easy access to the bistro and private indoor pool.
