Infrastructure developed from the Owner of the Golf Club: Three neighborhoods with houses in traditional Bulgarian Revival style with total living area of about 140 sq.m which are going to be disposed as follows:
-First neighborhood with 100 houses at the left hand side of entrance of the Golf Club with private gardens of 1000m2.
-Second neighborhood with 150 houses at the opposite side of the Golf Club with private gardens of 1500 m2.
-Third “Top” neighborhood with 50 houses around the golf Club with private gardens of 2000 m2 and swimming pools.
Starting of the project: 26th of June 2005
In Dolna Banya Municipality has been entered a project for change of the status of the land, which includes the whole plot of the Golf Club and will be ready at the end of July or the beginning of September, after the summer season. The Golf Course with 18 holes is located all the way long of the project with good visibility on and from all sides.
Entrance from the side of the road: Kostenets-Dolna Banya, 300m away from the local Airport.
Original idea of the Owners of the Golf Club: Sale of two different plots for developing of the following infrastructure: Hotel complex, administrative offices, retail center, clubs, restaurants.
-The plots are at 8-10 m altitude above the asphalt road Kostenets-Dolna Banya-Borovets and all the building will be visible from the road as well from the parts of the Golf Club and the valley.
-Apart from the above mentioned plots, there are number of plots of land which are owned by private sellers and fall in the territory of the Golf Course where development is permitted.
Infrastructure: Beginning is 250 m south of the road Kostenets-Dolna Banya-Borovets, ending-the foot of Rila mountain, up to the road connecting the holiday areas of Kostenets and Dolna Banya.
Distances: Kostenets-4 km, Dolna Banya 4 km, Borovets-30 km, Sofia-86 km, 70 km of which are high way with direct outlet to the Sofia Airport. 500 m away from the Golf Club is located an airport with flying school giving certificates for 4 seat airplanes. The airport will be expended as a result of intensified traffic.
Climate: exceptionally mild and warm weather in the whole Kostenets –Dolna Banya valley, more than 10 months in the year. Ecological clean area, surrounded with the mountains Rila and Sredna Gora. From the months May-November in the whole valley are produced and sold out strawberries and raspberries. In close proximity are situated three different kinds of mineral water coming out from Kostenets, Dolna Banya and Pchelin with mineral springs and swimming pools in the three areas. |
