Situation

Project 105 is located in the heart of Simeonovo, one of Sofia’s most elite addresses nestled at the foot of Mount Vitosha. Simeonovo is only a five to ten minute drive to Sofia’s centre and airport and is traditionally the favourite location for foreign governments to site their embassies and is rapidly emerging as the second CBD (Central Business District) of Sofia as the bankers follow the diplomats.

Sofia enjoys the exclusive fact that it is one of the only capital cities on Earth with it’s own ski resort and is favoured by Sofia’s “great and good” looking to escape the stifling summer-city heat and take advantage of the cool, fresh breeze which famously blows down the northern slopes of the mountain.

Project 105 is Sofia’s first truly mixed-use development giving both the large corporates and their employees benefits in equal measure.

The “mixed” or “multi-use” concept stems from the commonsense attitude now adopted by employees and employers alike across Europe’s most famous capitals. The idea is to concentrate the development and all its facilities and services (including medical, banking, leisure and business) on one site.

In a recent survey, 74% of UK respondents stated that commuting time was a key factor in deciding on their future employer. It appears that most European cities have congestion problems and this (or the time it takes to deal with) can dramatically effect the performance and quality of life of an employee.

As most of the large European corporates have already identified this fact (and are addressing it) in their home towns, it would appear logical that they address the issue, at conception, here in Sofia.

The shortage of good quality rental accommodation is evident as soon as you approach the city by air. This ensures a strong and buoyant rental market fuelled by massive investment from foreign companies taking advantage of the low-cost yet highly educated local labour and cost effective business development resources.

Sofia, until recently, was bidding for the 2014 Winter Olympic Games which has meant rapid upgrades to local infrastructure all over the city. Although the Bid Committee withdrew Sofia earlier this year, upgrades have not slowed at all as the common belief that Sofia will be bidding for the 2018 games prevails.

The Vitosha area is the suburb of the city believed to be earmarked for the Olympic Village and this has been echoed by recently revealed plans to upgrade Sofia’s ageing ring road: starting from Simeonovo.

Vitosha, which is Bulgaria’s highest resort and one that boasts a long season, is located just half an hour away from the capital city of Sofia and set amid the Vitosha National Park. This is a small resort that attracts hordes of punters from the nearby capital especially at weekends. The village is perched high up at a level of 1800m with lifts travelling to the top station of over 2290m. The season here generally runs from December to mid-April. The 20 or so marked out trails are serviced by 11 lifts, which is almost one lift for every two runs, thus helping to keep lift lines to a minimum. Overall, Vitosha is a simple resort that should keep you amused for a couple of days if you are an advanced rider or entertained for a week should you be a novice. The mountain boasts a number of interesting slopes, a long 5KM run and some nice wooded areas. The Town: Off the slopes you will find Vitosha a bit low key with not a lot going on. The resort has a number of hotels at cheap rates. Around the resort you will find a few night spots, but in truth, this place is not a night-spot. The best night-spot is the Hotel Prostor. For a far greater selection of local services, you should visit the city of Sofia, a few minutes drive away.
